1. License: No Legal Protection & Permit Issues
Unlicensed contractors cannot legally pull building permits or pass city inspections. If issues arise, homeowner protection funds and legal remedies may be extremely limited.
2. General Liability Insurance: Full Financial Burden for Property Damage
If the contractor damages your home or neighboring properties (e.g., pipe bursts, structural collapse, or fire), you will be personally liable for all repair costs out-of-pocket.
3. Contractor Bond: Risk of Abandonment & Mechanics' Liens
If the contractor abandons the project midway, violates building codes, or fails to pay subcontractors and suppliers, a mechanics' lien can be placed against your property.
4. Workers' Compensation: Direct Liability for Worker Injuries
If a worker gets injured on your site and the contractor lacks Workers' Comp, the injured party can sue you directly, making your homeowner's insurance liable for massive medical expenses and legal fees.
